Health and Technology District Expanding at Unprecedented Pace with Groundbreaking Event for City Centre 4

CC4 to feature 75,000-square-foot mixed wet lab space

Surrey, BC (November 14, 2022) – ICT Group and Lark Group’s Health and Technology District continues to expand its significant presence in the heart of Surrey’s downtown core with the latest groundbreaking of its City Centre 4 (CC4) building.

City Centre 4 is ICT Group and Lark Group’s largest phase within the Health and Technology District to date with 23 storeys and more than 350,000-square-foot of office space available for purchase or lease, plus high-profile premium strata retail and restaurant space across two floors. CC4 will also provide opportunities for life science, bio manufacturing and research organizations access to five floors or 75,000-square-foot of wet lab space, with additional possibilities to expand up to 1-million-square-foot of wet lab space in the future building phases.

With the distinct advantage of being immediately adjacent to Surrey Memorial Hospital, one of Canada’s busiest hospitals, as well as the King George Skytrain station, CC4 is part of a unique innovation ecosystem where a cluster of professional, health, technology and academic based organizations have been focused on BC’s emerging health, education and technology economy. The District is home to a network of researchers, entrepreneurs, educational institutions, multinational and start-up companies that are collaborating with patients and clinicians in a number of health care environments to accelerate the implementation of technologies and solutions to achieve health care improvements.

A number of high profile organizations have recently expanded into the District including UBC, which bought space within the City Centre 1 building for their Master of Physical Therapy program for the South of Fraser region, with the space set to be furnished with laboratories, seminar rooms, student learning commons, and multi-purpose spaces. In 2021, UBC also announced a $70-million purchase of a 135,000-square-foot property down the street that is anticipated to be a combination of residential and commercial space which will generate revenue to enable the construction of dedicated academic facilities.

The Surrey Board of Trade is also adding their presence within the District, with the opening of their second location as part of a co-ownership deal with Western Community College to launch the Surrey Technology and Skills Centre as a premier centre for research, business, and innovation. It will feature health and technology training programs, international partnerships and Surrey International Trade Centre expansion, as well as an Indigenous Innovation and Entrepreneurship Centre, Cyber Crime Centre of Excellence, Blockchain Centre of Excellence, Immigration Innovation Lab, and entrepreneurship hubs for women and youth.
